  Since 2008, Tito Justo has been building and remodeling homes. As a home builder and real estate broker-in-charge, he leads every build from the first walkthrough to the final key, building new homes across the Midlands, as well as in Punta Cana, Dominican Republic. As co-owner of Cola Holdings LLC, Tito is involved from the very start, evaluating land, planning developments, and making sure every lot is ready to build. He also works with major investors and Wall Street investment firms, helping them find and build in South Carolina. That hands-on view, from raw land to finished home, helps every project start on solid ground. Buyers can choose one of our move-in-ready homes or build one of our plans on their own land. Because he also knows the buying side, Tito builds homes that fit how families actually live and that hold their value.

  Giving back matters to Tito. He supports Sistercare, the Midlands nonprofit that gives free shelter, counseling, and advocacy to survivors of domestic violence and their children. With his friend Esdras and his sister Telli, he also helps children through a local church in the Dominican Republic. Away from the job site, he loves spending time with his family and traveling.

  David Medley brings more than 18 years of real estate experience to Carolinas Builders Group, with a background spanning land acquisition, residential development, new construction sales, and real estate investment throughout South Carolina. His focus at Carolinas Builders Group is identifying development opportunities, building relationships with investors and industry partners, and connecting land acquisition with housing demand. The company builds new homes with an emphasis on attainable homeownership and offers construction services for investors building on their own lots.

  As co-owner of Cola Holdings LLC and founder of Better Homes and Gardens Real Estate Medley, David brings perspective on the full process—from acquiring and developing land to building and selling homes. That experience helps guide projects with attention to market demand, financial discipline, and lasting value.

  David's approach centers on relationships, integrity, and execution, with a guiding principle: People before profit. Always.

  Franco Petruzzella

  Superintendent

  Franco has spent five years in construction, the last two as Superintendent at Carolinas Builders Group. He keeps every build on track from the ground up. He plans lot prep, makes regular site visits, schedules subcontractors, manages inspections, and holds every home to CBG's quality standards through the final punch list. After closing, he stays involved and handles warranty work for our homeowners.

  Franco is also skilled in the trades himself. He's a certified painter and an experienced carpenter with hands-on skill in drywall and maintenance, so he knows how every detail should look when it's done right.

  Originally from Venezuela, Franco loves spending time with his wife and their two kids when he's off the job site.
